By virtue of a power of sale contained in a certain security deed from Brenda Freeman to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Quicken Loans, LLC, its successors and assigns and recorded in Deed Book 1548, Page 199, Sumter County, Georgia records given to secure a note in the original amount of $99,
000.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of SUMTER COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in August, 2026, to wit: August 04, 2026, the following described property:
All that certain tract or parcel of land, with all improvements thereon, situate, lying and being in Land Lot 188 of the 27th Land District in the City of Americus, Sumter County, Georgia, containing
0.453 acre, more or less, being all of Lot 13, Block “A” of Glendale Estates Subdivision, being known as 205 Wildwood Circle according to the present system of numbering in said City, and being more particularly described as follows: START at the intersection of the southerly right-of way of Felder Street with the westerly right-of-way of Cornelia Drive and run along the westerly right-of-way of Cornelia Drive south 18 degrees 54 minutes west
373.80 feet to a point on the northwesterly right-of-way of Wildwood Circle; thence run along the northwesterly right-of-way of Wildwood Circle south 52 degrees 30 minutes west
149.20 feet to an iron pin and the POINT OF BEGINNING. From said POINT OF BEGINNING continue along the northwesterly right-of-way of Wildwood Circle south 52 degrees 30 minutes 14 seconds west
88.83 feet to an iron pin; thence run north 36 degrees 17 minutes 58 seconds west
210.22 feet to an iron pin; thence run north 35 degrees 53 minutes 53 seconds east
92.37 feet to a point; thence run south. 36 degrees 30 minutes 30 seconds east
236.61 feet to an iron pin on the northwesterly right-of-way of Wildwood Circle and the POINT OF BEGINNING. Said property being more particularly described according to that certain plat of survey prepared by James R. Littlefield, Georgia Registered Surveyor No. 1304, dated December 23, 1997 and recorded in Plat Cabinet C, Slide 10-A, of the records of Clerk of Superior Court of Sumter County, Georgia, which plat is incorporated herein by reference.
Being real property commonly known as 205 Wildwood Cir, Americus, GA 31709.
The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.
