Under and by virtue of the Power of Sale contained in a Security Deed given by Elaina Lockhart to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Southpoint Financial Services, Inc., its successors and assigns dated April 30, 2025, recorded in Deed Book 1776, Page 88, Sumter County, Georgia Records, as last transferred to PLANET HOME LENDING, LLC by assignment recorded in Deed Book 1805, Page 945, Sumter County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of THREE HUNDRED FORTY-THREE THOUSAND SIX HUNDRED SIXTY AND 00/100 DOLLARS ($343,
660.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Sumter County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in September, 2026, the following described property:

The debt secured by said Security Deed has been and is hereby declared due and payable because of default having been made of the terms of the Note and Security Deed. The terms remaining in default, this sale will be made for the purpose of paying the total debt, including all expenses of this sale, as provided in the Security Deed and by law which includes, but is not limited to, attorney’s fees (notice pursuant to O.C.G.A. § 13-1-11 having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and any matters of record including, but not limited to, those superior to the Security Deed first set out above. Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. Prospective bidders must perform their own due diligence.
Planet Home Lending, LLC. is the holder of the Security Deed to the property in accordance with OCGA §
44-14-162.2.
The entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Planet Home Lending, LLC., 321 Research Pkwy, Ste 303, Meriden, CT 06450, 1-866-882-8187.
Note, however, that such entity is not required by law to negotiate, amend or modify the terms of the loan.
Upon information and belief, said property is more commonly known as 1313 South Lee St, Americus, GA 31709. Should a conflict arise between the property address and the legal description, the legal description shall control.

That certain tract or parcel of land, with all improvements thereon, situate on the western side of South Lee Street in Sumter County, Georgia, fronting East on the west side of South Lee Street 210 feet, more or less, and extending back therefrom in a westerly direction to the eastern right-of-way of Hancock Drive in the City of Americus, Georgia, with the frontage on Hancock Drive being 225 feet, said tract containing 2 and 3/4 acres, more or less. A portion of the property herein conveyed being the property conveyed to G. E. Buchanan by Mrs. Morey Clark Hill and Celestia Josephine Hill April 21, 1908, by deed recorded in Deed Book JJ at Page 7, and with the remaining portion being conveyed to A. J. Buchanan by G. E. Buchanan, Jr. by deed recorded in Deed Book 42 at Page 483 in the records of Sumter County, Georgia. Said tract being bound, now or formerly, as follows: North by Mrs. Marybel H. Ellis and James H. Murray, East by South Lee Street, South by property of G. E. Buchanan, Jr. and West by Hancock Drive.
This being the same property conveyed to Mrs. A. J. Buchanan from Mrs. A. J. Buchanan (Mrs. Alice W. Buchanan) as Executrix of the will of A. J. Buchanan, Mrs. Alice B. Brown, and Miss Joann Buchanan in that certain deed dated December 27, 1973, and recorded January 4, 1973, in Deed Book 134, Pages 270-272, of the records of the Clerk of Superior Court of Sumter County, Georgia.
This is also intended by Grantor that the property conveyed hereunder is more particularly described as follows: All that certain tract or parcel of land, with all improvements thereon, situate lying and being in Land Lot 205 of the 27th Land District of Sumter County, Georgia, and being more particularly described according to that certain plat of survey entitled “Plat For Purpose of Extending City Limits Property of A. J. Buchanan 1313 South Lee Street Americus, Georgia” by James R. Littlefield, Georgia Registered Land Surveyor Number 1304, dated February 10, 1972, and recorded in Plat Book 17, Page 229, of the records of the Clerk of Superior Court of Sumter County, Georgia, which plat is by reference incorporated herein. Said plat of survey is a more recent plat of the subject property and the boundaries shown on said plat of survey are the boundaries to which Grantor and her respective predecessors in title have held, possessed and used said property for a period of time in excess of 50 years.
The above property is further known as 1313 S. Lee St., Americus, Georgia 31709-4408 according to the present system of numbering in said City.
