NOTICE OF FORECLOSURE SALE UNDER POWER OF SALE
NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED STATE OF GEORGIA, COUNTY OF SUMTER Pursuant to a power of sale contained in a certain security deed executed by JANICE L VILLARREAL, hereinafter referred to as Grantor, to United States of America, acting through the Rural Housing Service, its successors and assigns, United States Department of Agriculture, dated February 15, 1996, and recorded on February 16, 1996 in Deed Book 433, beginning at page 221, of the deed records of the Clerk of the Superior Court of Sumter County, Georgia, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell at public outcry before the door of the courthouse in Sumter County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale, for cash, to the highest bidder on the first Tuesday in November, 2026, all property described in said security deed including but not limited to the following described property: All that certain house and lot known as 834 Ridge Street in the City of Americus, Sumter County, Georgia, being Lot No. 89 of the Pinecrest Heights Subdivision, as shown by a plat of survey thereof made by James R. Littlefield, Georgia Registered Surveyor No. 1304, on November 3, 1977, recorded in Plat Book 11, Page 59, in the office of the Clerk of Superior Court of Sumter County, Georgia, and made a part of this description by reference thereto. Said property being more particularly described as follows: START at the intersection of the northerly right of way Clara Drive with the easterly right of way of Ridge Street, thence run due north along the easterly right of way of Ridge Street
383.8 feet to an iron pin, which is the POINT OF BEGINNING; thence continue to run due north along the right of way of Clara Drive for
80.0 feet to an iron pin; thence run South 89 degrees 34 minutes east for
137.5 feet to an iron pin; thence run due south
80.0 feet to a wood fence post; then run north 89 degrees 34 minutes west for
137.5 feet to the POINT OF
BEGINNING.Said property may more commonly be known as 834 RIDGE ST, AMERICUS, GA 31709 Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable); any matters which might be disclosed by an accurate survey and inspection of the property; any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said Security Deed.
